The Planning Authorities Behind These Areas
The towns we are asked about most sit across several planning authorities, and knowing which one applies is the first practical step on any project. Cobham, Esher, Oxshott and Weybridge are in Elmbridge. Dorking is in Mole Valley. Guildford is in Guildford Borough. Kingswood is in Reigate and Banstead. Virginia Water and Wentworth are in Runnymede. Each has its own local plan, its own validation checklist and its own pre-application advice service.
Two designations shape a great many local briefs: the Metropolitan Green Belt, which covers a large part of Surrey, and the Surrey Hills National Landscape, renamed from Area of Outstanding Natural Beauty in 2023. Conservation areas, listed buildings and protected trees come up regularly on top of those. We check what applies to your address before any design work begins.

Which areas do you cover?
Do you work outside Surrey?
Yes. We work nationwide and have designed projects outside the UK as well. We travel for surveys, site meetings and construction stage visits, and the drawing work, planning coordination and project management are the same wherever the site is. The visit pattern for a project is agreed in writing before work starts.
Are you chartered architects?
Morph Design Studio is a RIBA Chartered Practice and our architects are registered with the Architects Registration Board. Only individuals on the ARB register may use the title architect in the UK. How does a project start?
It starts with a conversation about the property, the brief and the budget, followed by a measured survey and a feasibility appraisal that tests the idea against the designations affecting the site. From there we move through design, planning submission, building regulations and technical drawings, and, where you want it, full building project management on site.
